Working for banks and funding institutions, we produce an initial development appraisal report followed by monthly progress report covering drawing approval, statutory permits, progress (actual against reported and forecast), defects identified, outstanding defects, other issues and progress photographs. In the event that tenant works are identified and integrated within the base build programme, the impact of these will be assessed as well.
Once a credit facility has been agreed, we carry out monthly visits (or on a case by case basis as required) and attendance at a ‘comité de suivi’ – site monitoring committee at which the developer and his supervising team will be present. Further meetings are organised to brief the fund on progress and to capture specific concerns.
We attend pre-handover and handover committees to ensure that the fund’s remarks are taken into consideration by the developer’s team.
We assess handover documents including administrative certificates, measurement surveys, as-built documentation and operations & maintenance manuals
We monitor that de-snagging and defects rectification are implemented over a an agreed period and ensure that a 12 month defects-free process has been put in place following handover.
